What I'd especially like to hear about
Corrections. If a deposit cap, itemization deadline, notice or cure period, late fee limit, or registration requirement on this site no longer matches your state's current code, tell me — a statute section or a link to the amended text is ideal, but "this is wrong in Oregon" is enough for me to go and check. Wrong deadlines are the failure mode that costs readers money here, so corrections go to the front of the queue.
Gaps. If you hit a situation as a small landlord and could not find a straight answer anywhere — a required disclosure nobody explains, a city registration process that traps people, a move-out argument that keeps recurring, a cost you did not see coming until the invoice arrived — that is exactly what I would rather be writing about than the next generic screening article. Tell me what you searched for and what you got instead.
Questions. Ask about the mechanism and I will usually answer or write the page: how a condition report is normally structured, what an adverse action notice contains, what goes into a turnover budget, how useful-life depreciation is applied to a damaged item. Real numbers from your own turnovers and repairs are welcome too — with your permission I use them, unattributed, to keep the cost pages honest about the spread.
What I can't help with
- Reviewing your specific application, lease, notice, or deposit statement, or telling you whether a particular clause is enforceable where you are
- Telling you whether to accept or deny a specific applicant, or whether a decision you have already made was lawful
- Calculating what you may withhold from a particular deposit, or what a specific tenant owes
- Anything about serving notice, filing an eviction, or a case already in progress — that is work for a landlord-tenant attorney licensed in your state, and I am not one
- Disputes with your own landlord: this site is written for the operator side of a tenancy, and I am not equipped to advise tenants
- Buying, financing, or valuing property, entity and tax structuring, or maintaining a home you live in yourself
- Requests to publish sponsored posts, paid guest articles, or link insertions
