What this site is

Self-Managed Rental publishes general reference guides on operating a small residential rental — one to four units — without a property manager: screening applicants, writing and renewing leases, handling deposits and move-out, repairs, notices, and the arithmetic behind all of it.

It is published by one person writing from personal experience with two rented houses. It is not a law firm, property management company, brokerage, insurer, or tenant screening service, and it is not affiliated with, sponsored by, or paid by any of them. No screening provider, landlord software vendor, insurer, or management firm has any relationship with this site, and no page here carries affiliate links or referral arrangements. Where a company or product is named, it is named because you will encounter it, not because naming it earns anything.

Nothing here creates a landlord-tenant, attorney-client, or professional relationship of any kind between you and the site owner.

Content here is general information, not professional advice.

The author is not a lawyer, real estate agent or broker, licensed property manager, insurance producer, or accountant, holds no licence or professional qualification in any of those fields, and does not practise in any of them.

Specifically, this site does not:

  • advise you on whether to accept or deny a particular applicant, or review your screening criteria for compliance with fair housing law;
  • draft, review, or approve a lease, notice, addendum, or deposit statement, or tell you that a clause you are using is enforceable where you are;
  • tell you how to remove a tenant, how to serve a notice in your jurisdiction, or how to file or conduct an eviction case;
  • calculate what you may lawfully withhold from a specific deposit, or set a lawful late fee, deposit cap, notice period, or rent increase for your state or city;

Landlord-tenant law, fair housing enforcement, deposit rules, and notice requirements differ by state, and often by city or county, and the penalties for getting a deadline or a service method wrong are real. Before you act on anything read here, check your own state and local law, and consult a licensed attorney in your jurisdiction on any matter of consequence.

Accuracy and currency

Guides are researched against official sources and dated on publication. Even so:

  • Deposit caps, interest requirements, itemization deadlines, notice and cure periods, late fee limits, required disclosures, and rental registration ordinances are amended regularly by state legislatures and city councils, and court decisions change how existing wording is applied. A figure that was correct when a page was written may not be correct in your state today.
  • A guide reflects the situation at the date shown on it, not necessarily today.
  • Errors happen.
